Homeowners always have the final decision on which operator they partner with.

EPNL serves as the coordinating and support partner throughout the process.

Homeowners provide a designated space within their residence that may be suitable for a licensed home childcare program.

Homeowner (Host)

Homeowner responsibilities include:

  • Offering a defined area of the home for childcare use

  • Participating in a free on-site space consultation

  • Reviewing screened operator candidates

  • Selecting the final operator partner

  • Entering into a 12-month minimum partnership with renewal options

Homeowners are not responsible for operating the childcare program.

Operators are experienced childcare professionals seeking a compliant, residential space to launch or expand their childcare program.

Childcare Operator (Provider)

Operator responsibilities include:

  • Meeting experience and screening standards

  • Completing licensing and regulatory requirements

  • Operating the childcare program day-to-day

  • Maintaining compliance with all local and state regulations

Operators run the business independently within the agreed partnership structure.

5-Step Partnership Process

Step 1: Apply

Homeowners and operators submit separate applications to express interest and share initial details.


Step 2: Screening

EPNL reviews applications, conducts initial screening, and confirms basic alignment with program criteria.


Step 3: Space Review + Matching

  • A free on-site consultation is conducted to assess the proposed childcare space

  • EPNL identifies and presents screened operator candidates

  • Homeowners review candidates and select their preferred partner

This consultation helps determine potential—but does not guarantee approval.


Step 4: Compliance + Agreements

  • Partnership terms are finalized

  • Licensing, zoning, and regulatory requirements are pursued

  • All approvals are determined by local and state agencies, not EPNL


Step 5: Launch

Once approvals are secured, the childcare program launches under the agreed partnership structure

Partnership Term

All partnerships through EPNL Estate Childcare Network require:

  • A 12-month minimum commitment

  • Renewal options upon mutual agreement

This ensures stability for homeowners, operators, and families served.

Available Partnership Models

EPNL offers two structured partnership models only:

Model A: Monthly Space Rent

  • Operator pays a fixed monthly rental fee for use of the space

  • Predictable income for homeowners

Model B: Rent + Revenue Percentage

  • Operator pays a base rent

  • Plus a percentage of childcare revenue

Final terms vary based on space, location, and program size.

  • Final approval is determined solely by zoning and licensing authorities

  • Participation in the program does not guarantee licensing or regulatory approval
