FAQ for Homeowners

  • No.

As a homeowner, you will not run, manage, supervise, or operate the daycare in any way. The daycare operator is fully responsible for the business, including staffing, licensing, parents, and daily operations.

Your role is simply providing space inside your home.

  • Homeowners earn income in multiple ways:

    • Monthly Rent: Your mortgage payment plus approximately 3%

    • Royalties: Typically 5%–15% of the daycare’s net monthly profit

    • Curriculum Profit: 50% of profits from curriculum books or packets sold during learning or tutoring programs conducted inside your home

This allows homeowners to earn consistent income without running a daycare.

  • No.

All income and tuition examples shown on the website are sample estimates only.

Actual income may be higher or lower depending on:

    • State and local childcare regulations

    • Cost of living in your area

    • Enrollment capacity

    • Market demand

    • Program type (standard or expanded home daycare)

Financial expectations are reviewed individually during the evaluation process.

  • In many cases, yes.

Some daycare operators offer free or discounted childcare hours for homeowner families. This is optional and outlined in the agreement.

This allows you to have licensed childcare just steps away — without traditional childcare costs.

  • Yes.

Because the daycare operates inside your home, you maintain visibility and awareness of the environment. Clear expectations are established to ensure comfort and peace of mind.

  • Some minor safety or licensing updates may be required, such as:

    • Safety gates

    • Smoke detectors

    • Outlet covers

    • Furniture layout adjustments

All requirements are explained clearly before any agreement is finalized.

  • HOA approval may be required.

If you live in an HOA community, we will review HOA guidelines early in the process and assist you in requesting approval if needed.

  • No.

The daycare operator holds the childcare license, insurance, and legal responsibility for the business. You are the property owner/host only.

  • Some homes qualify for expanded home daycare programs, which allow higher enrollment depending on state regulations.

    Expanded programs often generate:

    • Higher daycare revenue

    • Higher homeowner royalties

    • More curriculum book sales

Expanded capacity does not increase the homeowner’s responsibilities and only proceeds with homeowner approval.

  • Not always.

Some homeowners choose to invest in equipment or supplies, which may increase their royalty percentage. This is discussed clearly before any commitment is made.
